Building Warrant Application costs are based on a sliding scale depending on the construction costs of extension: refer to Building Warrant fees below (eg 25msq extension = 25 x £1600 = £40,000
An additional Advertising Fee (may be necessary where neighbouring land is vacant).
Statutory costs payable to Local Authority.
If Planning Consent is required then you will have to pay the Local Authority (the Council) a Planning fee, and a Building warrant application fee.

Though rare for a single storey extension additional consultants costs, may include:
PLEASE NOTE: "Permitted Development" means in certain cases a formal Planning Application is not required. If a single storey extension meets all the criteria for permitted development then no Planning Fee is necessary and no Planning Application needs to be submitted.
As the same number of drawings require to be carried out: the Architet's fee is unaltered whether Planning is required or not.
Where a client wishes only to apply for Planning Permission, (for instance to increase the value of a property) then the costs for a survey and drawings are as given above = £450

These are based on main contracts costs published by the Royal Institute of Chartered Surveyors (R.I.C.S.). Such costs do not necessarely reflect actual building Costs.
